What Determines Your Actual Rate?
Credit Score
Higher credit scores unlock the lower end of each rate range. Most programs have a floor between 600 and 660.
Loan-to-Value or Loan-to-Cost
Lower leverage means lower risk for the lender, which translates to a better rate. Putting more equity into the deal improves pricing.
Property Type and Location
Single-family homes in strong markets typically price best. Multi-unit, rural, or non-standard property types may carry rate adjustments.
Borrower Experience
Investors with a track record of completed flips or a stabilized rental portfolio often qualify for preferred pricing tiers.
Deal Structure
