Bridge loans can issue a term sheet within 24 hours of submission. Full funding can happen in as little as 48 hours when underwriting is complete, title is clear, and the borrower has documentation ready. Most deals close within 5-10 business days from application.

No appraisal is required to close on our bridge loans. The program uses a broker price opinion (BPO) or desktop valuation instead, which is faster and doesn't hold up your closing timeline.

Our Fix & Flip program goes up to $2,000,000 with a minimum of $75,000. Loan amounts are based on the lesser of 93% of total project cost (LTC) or 75% of the current as-is value (LTV).

Fix & Flip bridge loans are designed for short-term holds (6-12 months) with an exit strategy of sale or refinance. If you plan to hold long-term, a DSCR loan or our BRRRR bridge-to-refi program is the better fit. Many investors use our bridge loan to acquire and renovate, then refi into a DSCR loan for the long-term hold.

To start, you just need the property address, estimated purchase price, rehab budget, ARV estimate, and your basic borrower profile. Full documentation (entity docs, bank statements, proof of insurance) is collected during underwriting after you receive your term sheet.
