There is no minimum DSCR requirement. We consider both cash-flowing properties (DSCR above 1.0) and sub-1.0 properties. The deal is evaluated on the full picture — property type, location, borrower profile, and loan-to-value — not just a single ratio.

Single-family residences, 2-10 unit multifamily, condos (warrantable and non-warrantable), and townhomes. The property must be non-owner-occupied and used as an investment rental. Short-term rentals (Airbnb, VRBO) qualify under our STR program, which uses projected rental income via AirDNA.
